A practical guide for Florida real estate agents
Start with the support your business actually needs—not another big promise.
Compare training, mentorship, technology, and the people you can turn to—whether you work in Jacksonville, Miami, Tampa, Orlando, or another Florida market. I’m James Jestes, a Broker Associate with eXp Realty based in Flagler Beach. Whether you’re choosing your first brokerage or considering a move, explore joining eXp with me and connecting to practical learning and personal support.

For agents across Florida
Jacksonville, Miami, Tampa, Orlando—or another Florida community. Whether you’re choosing your first brokerage or planning a move, explore joining eXp Realty with James from the market you call home. You do not need to relocate to Flagler Beach.

Agents in Sarasota, Bradenton, Fort Myers, Cape Coral, Naples, Gainesville, Tallahassee, Pensacola, the Space Coast, the Treasure Coast, and other Florida markets are welcome to connect too. This is a statewide invitation—not a county-only program.
When you join James at eXp, you get Wolf Pack training and personal support wherever you are in Florida. Connect by phone or online—or in person if you’re in Volusia or Flagler County.

Who is this guide for? Newly licensed Florida agents choosing their first brokerage and experienced agents considering a brokerage change. James Jestes offers personal sponsor support and access to the included Agent Wolf Pack training through his organization at eXp Realty. Formal mentorship and brokerage supervision are separate roles.
Choose the path that fits your experience
A useful brokerage conversation starts with where you are—not where someone assumes you should be.
Look for a clear onboarding path, help with early transactions, and training you understand how to use. Ask how formal mentorship is arranged and who answers contract or compliance questions.
Practical marketing training can complement your professional development, but it does not replace Florida licensing or renewal education.
Understand eXp’s formal Mentor Program ↗Look at the support behind your current bottlenecks: content, follow-up, systems, accountability, and professional connection.
Plan the transition before changing affiliation. Discuss pending work, agreements, data access, and the appropriate Florida licensing process with the people responsible.
Use the transition-planning checklist ↓Questions worth taking to any brokerage
Ask how to reach the supervising broker or compliance team, how issues are escalated, and how that differs from a sponsor’s advice.
Ask about eligibility, local mentor assignment, the required curriculum, and how progress is reviewed. A sponsor relationship does not automatically establish a formal mentoring arrangement.
Look for concrete topics, a useful starting point, and a clear distinction between live learning, recordings, platform access, and personal guidance.
Ask what support is remote, what requires local knowledge, and how to get help when you have a practical question.
Florida-specific reference points
Florida’s DBPR and Real Estate Commission are the authorities for your licensing and education requirements. Always check your own license record and deadlines.
DBPR’s sales-associate checklist describes Florida-approved 63-hour prelicense education, with applicable exemptions and other requirements.
Read the official entry checklist ↗Florida sales associates generally complete 45 hours of approved postlicense education for their initial renewal, subject to applicable exemptions and license-specific requirements.
Check DBPR education guidance ↗Subsequent active renewals generally require 14 hours of continuing education, subject to the rules that apply to your license. Do not assume a marketing or AI course counts as approved education.
Review Commission resources ↗Practical training is not a substitute for required education. Agent Wolf Pack, Social Agent Academy, and AI Agent Accelerator topics do not automatically satisfy Florida prelicense, postlicense, or continuing-education requirements.
Official sources reviewed October 19, 2026. General planning information—not legal advice or a determination of your personal licensing requirements.
Thinking about a change?
Use these prompts with your current and prospective brokers. Do not assume listings, client data, or pending work transfer automatically.
The DBPR RE 11 employer-change checklist describes deactivation with one qualifying broker and activation with another. A printable application requires the new employing broker’s signature; DBPR also describes a new-broker online-account process.
Use DBPR’s employer-change checklist ↗These are planning prompts, not conclusions about contractual rights, ownership, timing, or individual eligibility.
Personal connection + included learning
Sponsored agents get James’s personal phone number and can reach out anytime to collaborate, ask questions, or get advice and information.
Across Florida—and nationwide—that connection can happen by phone and remotely. Local in-person access is specific to the Volusia and Flagler area.

AI Agent Accelerator: free partner access to practical AI training for content, marketing, communication, and everyday workflows.
Agent Wolf Pack: organization training, resources, live learning, and community led by Mike Sherrard.
See the included partner training ↗Optional third-party software and formal programs have separate requirements. Personal sponsor support does not replace brokerage supervision or an assigned local mentor.
Know which support you’re using
The brokerage’s supervision, compliance, services, and official learning resources operate under their current requirements.
eXp describes certified mentor pairing, guided transactions, and its GO! Curriculum. Assignment and program requirements need to be confirmed through eXp.

Florida agents ask
Yes. This is a statewide invitation for agents in those cities and other Florida markets, not a Volusia/Flagler-only offer. Sponsored agents can receive the included Agent Wolf Pack training and direct phone/remote support without relocating to Flagler Beach. Brokerage onboarding and formal mentor arrangements follow the applicable requirements; James does not claim a local office or in-person mentoring in every city.
Newly licensed Florida agents can explore joining eXp with James, subject to brokerage onboarding and applicable requirements. Confirm your licensing status, local support needs, and formal mentor-program eligibility before deciding. Included organization training complements—not replaces—required licensing education and brokerage supervision.
Yes, experienced agents can discuss joining James’s organization and using the included training and personal sponsor support. Coordinate pending work, your agreements, and the required employer change with the appropriate brokers. Use the Florida transition-planning checklist on this page and verify the applicable process through DBPR.
No. James lives in Flagler Beach, but sponsored agents across Florida and beyond can receive the included organization training and direct phone/remote support. Local in-person connection and potential formal local new-agent mentoring are focused on Volusia and Flagler counties.
Book a conversation before applying. Discuss your goals, confirm James’s sponsorship information, and review the current eXp onboarding process. Do not assume sponsorship automatically establishes a formal mentor assignment or activates every training platform.
No. James’s local in-person connection and potential formal new-agent mentoring are focused on Volusia and Flagler counties, subject to eXp requirements. Agents elsewhere can still receive the included partner training and direct phone/remote support.
No. Follow DBPR’s requirements and your own license deadlines. Practical organization courses do not automatically count as state-approved education.
Yes. You can explore marketing, AI, systems, training, and collaboration without being treated as a beginner. The conversation starts with your goals.
No. Sponsorship and formal mentorship are separate roles. James is an eXp Realty Certified Mentor and can discuss local new-agent mentoring in Volusia/Flagler, but any assignment must follow the applicable program process.
Use the official DBPR employer-change checklist and coordinate with the appropriate brokers. Do not assume the process is an instant self-service transfer or that pending work follows automatically.
You can discuss the same included organization training and James’s remote support. An out-of-state license does not automatically authorize Florida practice; use the official Commission guidance for your circumstances. We are researching other state guides individually rather than publishing duplicate state pages.
Bring your questions about training, support, and your next chapter in real estate. Let’s see whether this partnership fits your goals.
